Property owners and developers appreciate Michael Rist’s firm-but-fair approach to practicing commercial real estate law. Whether it’s a detailed lease negotiation, financing arrangement, or the closing of a purchase or sale, Michael has learned firsthand that all sides in a real estate transaction stand to benefit from mutual respect and an understanding that a well-structured deal benefits all parties.

Michael’s practice is broad and national in scope and touches investors, developers, lenders, landlords, tenants and brokers. A significant amount of his practice focuses on representing large companies that own, acquire and sell commercial real estate in North Texas and across the United States. In this space, he typically works closely with developers in the purchase and sales of raw land, as well as retail, multi-family, office, medical and industrial or warehouse space.

In addition, Michael guides property owners and developers in lease contracts and negotiations. Michael’s expertise also includes providing counsel in asset-based lending, including commercial and industrial lending. Michael previously worked as a bank officer and asset manager for a large national bank’s real estate group, where he developed an appreciation for how good deals get done and a desire to work closely with parties in real estate transactions.

Representation of national and regional financial institutions in connection with origination, modification, work-out and foreclosure of real estate mortgage loans and personal property loans.

Documentation of several hundred construction and permanent commercial mortgage loan transactions on behalf of lenders in connection with single property and multiple property real estate projects located in various states.

Representation of purchasers and sellers in connection with loan purchase and sale transactions involving individual loans as well as pools of multiple loans.

Representation of purchasers and sellers in connection with acquisition, disposition and financing of retail, industrial and office projects.

Representation of landlords and tenants in office, industrial and retail lease transactions.

In addition to his legal experience, Mr. Rist has previously acted as a bank officer and asset manager in the real estate owned department of a large national lending institution.
